Business Operations Manager - Japan

About the role

Cove is expanding its flexible‑living platform across Asia Pacific and needs a Business Operations Manager to ensure a seamless tenant experience in Japan. The role combines real‑estate operations, community management and data‑driven performance improvement, reporting directly to the Country Director.

Key responsibilities

• Lead the operations team for furnished apartments, handling check‑in/out, deposit returns and maintenance ticketing.
• Plan and execute community events to boost tenant satisfaction and NPS scores.
• Develop, revise and enforce property standards and SOPs for operations and community teams.
• Analyse occupancy, ADR and tenant data to drive ROI and operational efficiency.
• Manage relationships with suppliers, external vendors and oversee procurement reviews.
• Track and report key KPI metrics, ensuring ticket volumes stay below targets and response times remain fast.
• Recruit, coach and evaluate the operations team, fostering a culture of continuous improvement.
• Collaborate with real‑estate, marketing and sales teams to align cross‑functional initiatives.

Required profile

• Minimum 2 years experience in operations or business roles within co‑living, furnished‑apartment or hospitality sectors.
• Native‑level Japanese communication skills, both written and spoken.
• Undergraduate degree in any field (business‑related degree is a plus).
• Strong project‑management, organisational and written communication abilities.
• Experience working in an early‑stage start‑up or customer‑facing environment is preferred.
• People‑management experience is advantageous.
